GENERAL DESCRIPTION

This ample seven bedroom villa, situated in the San Miguel area of Ibiza, offers newly built accommodation in the traditional Ibizan style with fabulous views and spectacular sunsets in a tranquil setting. Apart from its natural beauty, this area is one of Ibiza’s more exclusive. There are many small, quiet coves within easy reach and the beach of Benirras, one of the prettiest in the area, is only five minutes away. The town of San Miguel of approximately ten minutes away and is the nearest source of amenities. The town’s port offers water sport facilities and the beach here has several bars and restaurants. Ibiza City is 19Km away from the villa.

Constructed on the hillside among Mediterranean pine trees, the villa captures true Ibizan style with white painted walls and sky blue profiles. The interior décor combines traditional style with ethnic touches to good effect. The property is accessed from the road at the rear of the house, permitting unobstructed views of the sea. The main living area of the villa is the middle floor, where one finds the living room, kitchen and a large terrace which has been equipped for outdoor dining and relaxing. This terrace overlooks the pool and surrounding patio which has been furnished with teak loungers and another alternative for outdoor dining. The accommodation has been distributed in three separate areas: in the main building of the villa on the top and lower floors; in an annex overlooking the pool, and; on a lower level below the pool. This configuration allows great privacy between rooms and all of the bedrooms look out to the sea. The master suite is situated on the top floor of the main villa building and offers bedroom with four-poster bed, bathroom and living room.

ACCOMMODATION AND FACILITIES

Plot: 1200 m2. Surface area: 535 m2. Main House. Ground Floor: Entrance leads into a living area furnished with two large sofas around a wooden coffee table, 2 armchairs and LCD TV, DVD and music system. This room, with sea views, opens onto the terrace (“porch”) part shaded with an outdoor teak dining table for 10 people. The kitchen, on the right side of the entrance, is fully equipped with fridge freezer, 2-ring ceramic hob, oven, microwave and dishwasher and is connected with the front terrace. First Floor: There is master four-post queen-sized bed (1.50m x 1.90m) with fitted wardrobes and a private terrace with panoramic sea views. It also has a living area with one sofa, one armchair, a wooden coffee table and en suite bathroom containing a bath with hydro massage and garden views. Lower Floor: There are three bedrooms with direct access to the pool (and with fitted wardrobes): 1 four-post queen-sized bed (1.50m x 1.90m) with dressing area and en suite walk-in shower; and 2 twins (2 single beds 1.05m x 1.90m). There is a bathroom with walk-in shower. There is also a utility room with laundry facilities. Annex House. Down the stairs from the entrance through a path with a mature garden and independent access there is a twin bedroom (2 singles pushed together 1.05m x 2.00m) with en suite walk-in shower and a private porch with garden and sea views. Annex Apartments. Down the stais, by the pool with a small patio and garden there are two bedrooms: 1 four-post queen-sized bed (2.00m x 2.00m) with en suite shower room, living area and independent kitchen; and 1 twin (2 single beds 1.05m x 1.90m) with en suite walk-in shower. Grounds: Private horizon swimming pool (11.00m x 4.00m) set on a patio with gardens and views of a pine forest and the sea. There is a second dining table for eating outside with an umbrella and 6 sun loungers. There is also an outside shower.
