GENERAL DESCRIPTION
Nestled high in the hills in the San Miguel area of Ibiza, overlooking spectacular cliffs and rocky outcrops, this spacious new villa offers privacy and spectacular views over the Mediterranean. Visitors can enjoy some of the most magnificent sunsets Ibiza has to offer. At 19 kilometres from Ibiza City, this area is known for its exclusivity and tranquility as well as its obvious natural beauty. There are many small, quiet coves in the vicinity and the beach of Benirras, one of the prettiest and best known in the area, is only five minutes away. The town of San Miguel of approximately ten minutes away and is the nearest source of amenities. The town’s port offers opportunities to participate in water sports and the Caves of C'an Marça are a worthwhile attraction. The beach here has several bars and restaurants.

The villa has been recently constructed to exacting standards and is situated on hillside surrounded by pine trees. Its exterior features a large patio, complete with private pool, that provides an impressive viewpoint. Thanks to its thoughtful design, each of the villa’s six bedrooms offers exceptional privacy from one to the other as well as an uninterrupted panorama of the sea and surrounding cliffs. There are two dining areas to choose from: one on the lower patio, and the other on the covered terrace of the first floor, which may be accessed from the living room. The décor mixes Mediterranean and various ethnic styles to good effect.
ACCOMMODATION AND FACILITIES
Plot: 1200 m2. Surface area: 415 m2. Main House. Ground Floor: There is a living area with a traditional fireplace furnished with one large sofa, two chairs, a wooden coffee table, LCD TV, DVD and music system. This room, with sea views, has sliding doors that open onto the covered terrace (“porch”) containing a teak dining table for 10 people. Next to it, there is Moroccan chill-out room with a seating area and panoramic sea views. The kitchen, on the left side of the entrance, is fully equipped with fridge freezer, 4-ring ceramic hob, oven, microwave and dishwasher. Lower Floor: There are three bedrooms (with fitted wardrobes): 1 master four-post queen-sized bed (1.50m x 1.90m) with dressing area and a private terrace with sea. It also has an LCD TV and en suite walk-in shower; 1 double bedroom (queen-sized bed 1.50m x 2.00m) and 1 twin (2 single beds 1.05m x 1.90m). These two rooms share a terrace with sea views. There is a bathroom with a walk-in shower. Down the staris, with access to the pool, there is a twin bedded bedroom (2 single beds 1.00m x 2.00m) with en suite walk-in shower room and fitted wardrobe. There is WC and a second kitchen that give service to the pool. There is a utility room with laundry facilities. Annex House. Down the staris, by the pool through an interior Moroccan patio around a large palm tree there are two independent bedrooms: 1 twin (2 singles pushed together 1.05m x 2.00m) with en suite walk-in shower and a private porch and garden with sea views; and 1 twin (2 singles pushed together 1.05m x 2.00m) with en suite bathroom containing 2 wash basins, walk-in shower and an independent bath. Grounds: At the entrance of the house there is a private path with a variety of different trees and plants and panoramic sea views. There is a private horizon swimming pool (11.00m x 4.00m) with 7 sun loungers, a “Bali” style sunbed lounger and a semi-covered porch with a dining table for 6. There is also a shower by the pool.
